The Difference

Whitecrown Drive was tenant occupied when I took the listing in April.

The seller lives out of state, so I gave a few suggestions to increase the overall appeal and first impression of the home. He had a portion of the interior painted and had the home cleaned.

When the photographer arrived to take professional listing photos we realized the front landscaping was lacking, and unfortunately the interior paint was poorly done in the wrong sheen.

We proceeded with photographing and listing the home, and we received consistent feedback from buyers viewing the home; It just wasn't impressive compared to similar homes available.

The first impression received from the curb appeal set the tone for the rest of the home, and unfortunately buyers were not impressed. The home sat active on the MLS for 4 months receiving just one low ball offer.

BEFORE AFTER

After 120 days on the market, the tenants had moved out and I had a serious conversation with my seller. I let him know the feedback we had received was all very consistent regarding the landscaping, paint, and needing a good deep cleaning. We pulled the listing off the MLS and agreed on a few simple updates and a new listing term.

I brought in my crew at California Property Solutions to give the home a quick mini makeover. We painted a neutral gray throughout the downstairs and the upstairs main hallway, we had the tile and carpets professionally steam cleaned, and we updated the landscaping in the front yard with some fresh bark, rocks, and plants.

The house looked like an entirely different home; it smelled fresh, and was welcoming as soon as you pulled into the driveway.

After just 3 days on the market we received a strong offer from a very interested family and opened escrow.

I always go above and beyond for my clients, even if it means driving to the rock yard and personally shoveling mulch into your yard.
